For those of you who are also in the market for a house, I have a property that I am selling in the Grant Park/Peoplestown area. It's is a 3 year old home with 3 bedrooms and 2 full baths. The house sits in a central location to Grant Park and Turner Field and has easy access to 75/85 and I-20. A couple of other buildings that I thought I would fill you in that I have not posted on my site. First there is a 2 bedroom, 2 bath at the Pickle Factory Lofts in Candler Park. It is very rare that one of the units are for sale because there are only 7 total units. Very cool loft! It is an authentic loft with wooded beams and open air ducts, plus it is 2 levels. Priced at $289,900.
The other building is the new church to condos on Ponce De Leon. Not exactly lofts but some of the units do have 22 -35 foot ceilings with a lofted bedroom. The more expensive ones can have an optional private rooftop deck and the two bedrooms do have garage parking. There are only a few remaining. Prices range from $159,900 - $321,500. The deal of week comes from an authentic loft building near Grant Park. This loft was once priced at $225,000 and has been recently reduced to $199,900. Two levels, 2 bedrooms, one and half baths, secured covered parking and a property tax abatement until 2008 makes this an extremely good deal. Plus, the master bedroom is huge!You can walk to Ria's Bluebird cafe, Six feet Under and Grant Park. Seriously, you won't be able to find a 2 bedroom loft of this size for this price anywhere in an intown neighborhood.

I finally took a drive down to East Point this evening, it's been a long time since I have been over there, once I finally found it I was very impressed. Downtown East Point really has come along way, its small but very quaint. The downtown area consisted of a burrito joint, coffee shop, restaurants and a couple of bars that look pretty cool. I also checked out Back Street lofts which are directly above some of the retail. Again, I was impressed. There are a total of 4 brand new lofts with 3 remaining for sale. These are all 1 bedroom units but they are bigger than some of the 2 bedrooms that I have seen in Midtown/Buckhead areas. The layouts are nice and the workmanship looks good. The only downfall is that the developer didn't include a refrigerator or washer and dryer, but as always, everything in negotiable!!! Prices start at $129,900 - $135,000.
I must say that if you are in the market for a loft in this price range this is really the place to buy. Plus, you have retail, restaurants and bars right at your doorstep and it is only a 10 minute drive to get into downtown Atlanta. A+
Another building in the middle of downtown East Point is Lofts of East Point. Unfortunetly, I ran out of time to look at the units that they have remaining but this building also looked promising, I just checked to see what is still available, and I stumbled upon what seems to be a pretty good deal. It's a 2 bedroom, 2 full baths and it's 2 levels for $228,000. It looks huge!
I honestly would probably buy one of these if I were looking to buy a loft just because of the affordability and because there are retail and restaurants nearby. How cool would that be to have all of that for this price range!
If anyone would be interested at looking at the units at either of these buildings, I think I will try to set up a time for August 17th at 6 pm for a “group” viewing. Anyone may come, no pressure, no sales pitch, just thought it would be kind of cool to set up a time for anyone that wants to take a look at them. If you are in the market for a new home and are looking to find the best loan programs and a good lender, let me suggest my company's inhouse lender. Laura Sosa - Rocha heads up Truth and Lending Mortgage Corporation. I have worked with Laura many of times on past clients. She can offer substantial savings and can beat most interest rates offered by other mortgage companies. I really like Truth and Lending because they don't charge the normal 1% loan orgination fee that most companies do. If you are not the familiar with loan origination fee this a fee that companies will charge just to pay their overhead, typically it is 1% of the purchase price. This is a cost that is part of your closing costs that you will have to pay at the closing table. When you are negotiating a contract on a new home with the seller you can ask the seller to pay all or some of your closing costs and most of the time they will pay something, but if your lender doesn't charge a loan origination fee you can probably negotiate more of the sales price saving you more in the long run.
Laura and her team also do a great job with follow up. SHE WILL ACTUALLY CALL YOU WITH UPDATES ON YOUR LOAN!!! The #1 complaint of homebuyers is agents and lenders not calling you back to fill you in as to what is going on. That is frustrating!
