Hi folks, here are the current available lofts, condos and homes available in and around the Atlanta area.

All in all, we're down in inventory slightly from the beginning of November. This could be attributed to some listings expiring and falling off the market, sellers renting rather than selling and actual home sales.

It seems that every day there's a media scare regarding the real estate market. Is it justified? Somewhat. The market is definitely going through some changes, but that could mean opportunity for you. I work with both buyers and sellers and from where I am sitting, it has most certainly been a Buyer's Market. At some point this will shift, but for now the buyers have the advantage of getting more off the price of a home than they have in past years. Since every situation is different, that doesn't mean that ALL sellers are willing to reduce their price, but the odds are definitely in your favor as a buyer. That being said, it's a great opportunity to scoop up a great deal on a loft, condo or home!

So, it seems like everyone wants to be within walking distance to shops and restaurants but with Midtown being so pricey where is the next place to go??? The answer is Decatur. For those who are unfamiliar with Decatur, it is still located inside the perimeter(285), about 9 miles East of Downtown. Total drive time from Downtown to Decatur would be around 15 minutes. Within just the last couple of years Decatur has become one of the most walkable areas to live in. There are a plethora of restaurants to go to including Watershed (owned by one of the Indigo Girls), Cafe Lily(Mediterranean Cuisine) and plenty more. One of favorite hang outs is Eddies Attic which you can hear Atlanta's local musicians. Years ago I would go see Jennifer Nettles when she was part of Soul Miners Daughter. Good times!
Within the last couple of years new condo and loft buildings have popped up including 335 West Ponce Lofts, The Artisan and Decatur Renaissance. All 3 of these communities are located on the main drag of Decatur so you can walk to everything from these buildings.
335 West Ponce Lofts are modern lofts with cement floors, high ceilings and floor to ceiling windows. All of the units have either a balcony or terrace and there is garage parking. The community does have a fitness center and swimming pool. Prices range from $200,000 to $800,000. If you are looking for something a bit more unique than the traditional condo 335 West Ponce is the place to look!
The Artisan is also a brand new building and they just started on the 2nd phase. More of your traditional style condo with hardwood floors.The Artisan is pretty popular for buyers who are looking for a 3 bedroom option which is pretty hard to find in a condo or loft building. The Artisan is a much larger development than 335 West Ponce but if you like more traditional than this building shall suit! The community also has a fitness center and swimming pool. Prices range from $220,000 and up. The 3 bedrooms are going for $469,000 and up.
Decatur Renaissance is also a newer condo building. For 1st time home buyers this is a good option because they are more affordable. Prices start from $160,000 and up. Again, these are more of your traditional style condo but not a bad option. Obviously since I am a loft specialist I am more impartial to 335 West Ponce since they are lofts.

An alternative to a “true” or even a “soft” loft is a lofty townhome. I am familiar with 2 communities in Atlanta that fall into this category. The first is MWest located in Midtown West, which is just west of Atlantic Station. MWest was built just over 2 years ago however they are now just completing the 2nd phase. The exterior of these units are definitely hard to miss. I am not a big fan of pastel colors but I guess alot of people are because Mwest is one of the more desirable communities in Atlanta.
The most attractive features of Mwest is the amount of space for the $$. PLUS, they all come with 2 car garages AND they all have private BACKYARDS! Perfect for pets! Some of the larger units have private rooftop deck with nice views of downtown Atlanta. Mwest is also a fee simple community which means you have LOW MONTHLY HOA FEES. The community also has a fitness center, swimming pool and a dog park.
I have sold a couple of units at MWEST and so far my clients really enjoy living there.

The next “lofty” townhome community is Fernwood Park located in Brookhaven. These are considered more luxury townhomes and most resales start at a price of $400,000 and up. This is really a nice community and just like Mwest they all have 2 car garages and private backyards. Fernwood Park also offers 3 and 4 bedroom options as well. They also have a lovely park in the middle of the community which most of the townhomes view from the backyard. Also, the community is close enough so you can walk to the MARTA stop!
